Hwy 101 "Nodes"
The first phase of the County's rezoning are 4 locations (nodes on Hwy 101, near San Juan Bautista and Aromas). On Sept. 24, 2019, the San Benito County Supervisors voted unanimously to rezone these 4 Hwy 101 nodes to C-3. PORC is working to overturn this decision with a Referendum (NO on Measure K). Betabel Node
Total Area: 29 Acres

New zone: Commercial Regional, C3

Proposed Development: A 1950's theme hotel, drive-in theater, diner, store, gas station, "Elvis cloning", pond with live alligators, public restrooms. Also, 30 Residential units.
Searle Rd. & Hwy. 129 Node
Total Area: 33 Acres
Original zone: Mostly Agricultural & Rural, some C2 and Industrial
New zone: Commercial Regional, C3
Building area: 100,000 square ft.
Proposed Development: Hotel plus other businesses. Also, 30 Residential units.
Livestock 101 Node
This node was not in the General Plan.
County claims this was a "clerical error".

New zone: Commercial Regional, C3
Building Area: 100,000 square ft.
Proposed Development: "Dude Ranch" theme. 125 room hotel, strip mall and 30 Residential units.
Rocks Ranch Node

Proposed Development: 125 room hotel, strip mall and 30 Residential units. Theme is "Early California" (Ohlone Village?)
