16 Commercial Nodes

San Benito County is in the process of rezoning 16 sites ("nodes") to Commercial zones. Currently, most of these nodes are zoned Agricultural or Rural. C3 is a new Commercial zone which permits the development of hotels, restaurants, gas stations, stores, residences, etc.

The Commercial nodes are identified as colored dots (red, pink or candy striped) in the County's 2035 General Plan map, on the right. 

4 Hwy 101 Nodes

The first phase of the County's rezoning effort is focused on the 4 nodes on Hwy 101, near San Juan Bautista and Aromas. These nodes are represented by red dots in the map to the right. See the spreadsheet below for details.

On Sept. 24, 2019, the San Benito County Supervisors voted unanimously to rezone these 4 Hwy 101 nodes to C3. PORC is working to overturn this decision with a Referendum.

Betabel Node

Total Area: 29 Acres

Original zone: Agricultural

New zone: Commercial Regional, C3

Building Area: 100,000 square ft.

 

Proposed Development: A 1950's theme hotel, drive-in theater, diner, store, gas station, "Elvis cloning" attraction, pond with live alligators, public restrooms, and a walking trail. Also, 30 Residential units (54 units if affordable housing).

Searle Rd. & Hwy. 129 Node

Total Area: 33 Acres

Original zone: Mostly Agricultural & Rural, a little C2 and Industrial

New zone:  Commercial Regional, C3

Building area: 100,000 square ft.

Proposed Development: Hotel plus other businesses. Also, 30 Residential units (54 units if affordable housing).

Livestock 101 Node

This node was not in the General Plan.

County claims this was a "clerical error".

Total Area: 159.3 acres

Original zone: Mostly Rural & a little C2

New zone: Commercial Regional, C3

Building Area: 100,000 square ft.

Proposed Development: "Dude Ranch" hotel plus other businesses. Also, 30 Residential units (54 units if affordable housing).

Rocks Ranch Node

Total Area: 77.3 Acres

Original zone: Agricultural

New zone: Commercial Regional, C3

Building Area: 100,000 square ft.

Proposed Development: Ideas include a 120 room hotel, or 150 unit apartment, or a Great Wolf Lodge (hotel with water park). Also, 30 Residential units (54 units if affordable housing).
